Suburban Life: As Towns Become Overcrowded, Voters Slow Growth (WSJ)

As more and more Americans move south, Lake Wylie, a suburb of Charlotte, has tripled in size. Now, the town is saying no more. WSJ’s Valerie Bauerlein explains.

Housing Boom In Charlotte Suburbs US Census Bureau WSJLAKE WYLIE, S.C.—This lakefront suburb of Charlotte, N.C., is among the Sunbelt’s strongest magnets for young families.

Since 2000, Lake Wylie has tripled in population to 12,000 on the strength of its good schools, low taxes and proximity to Charlotte’s jobs in the financial and technology sectors. But those schools are filling up, the water system frequently fails under increased demand and 20-mile commutes are stretching to 90 minutes.

Now, the town that grew too fast wants to stop growth.

Future Of Housing: California Architect And Builder Launch Luxury Container Tiny Homes

BuHaus Container Home interior fold down bedDrawing upon Garnero’s six years of cargotecture experience and Burdge’s design expertise, the duo recently launched the Buhaus: a tiny pre-permitted container home designed for indoor/outdoor living. “People appreciate great design, and most shipping container designs seem to be more low-end,” says Burdge. “We wanted to create a higher-end shipping container living unit.”

In the wake of the 2018 Woolsey Fire that devastated Southern California, Malibu architect Doug Burdge and builder Nate Garnero sought to provide their clients with temporary housing by repurposing shipping containers into fire-resistant tiny homes.

Buhaus—a combination of the words Bauhaus and Malibu—takes cues from the 20th-century movement with its clean, geometric form and focus on functionality. At 160 square feet, the Buhaus Studio Unit is efficiently divided into three sections: a living/sleeping area with a kitchenette, a bathroom, and an outdoor deck.

Homebuilding Trends: Japanese Prefab “Yō no Ie (Sun House)” By MUJI Is Durable And Efficient

Housing Trends: “Empty-Nester” Boomers Are Now Downsizing To Luxury “Jewel-Box Homes” (WSJ)

The jewel-box home—small, but loaded with amenities and costly finishes—is luring more home buyers. An analysis by Home Innovation Research Labs, a subsidiary of the National Association of Home Builders, found that the number of new-construction luxury homes at 3,000 square feet or less has increased nearly 20% since 2013—with a corresponding decline in larger-size, high-price homes.

Changing demographics might be driving the trend. More than half of all households now consist of single people or couples, U.S. Census Bureau data shows—with traditional nuclear families accounting for just 20%.

“Empty-nesters want to downsize, but they want luxury homes not starter homes—luxury kitchens, marble surfaces, all the latest and greatest,” said Tim Costello, CEO of Builder Homesite, a consortium whose New Home Source website—an online clearing house for new-construction homes—tracks home buyers’ preferences.

Housing: Los Angeles Approves Movable Tiny Homes As Legal “Accessory Dwelling Units” (ADU’s)

Tiny House as Accessory Dwelling UnitThe City of Los Angeles has given the Green Light to Movable Tiny Homes as ADUs!
The Accessory Dwelling Unit (ADU) ordinance has been APPROVED today by the LA City Council. This ordinance permits Movable Tiny Houses as permissible and permanently habitable accessory dwelling units (ADU). The ordinance becomes law in time for Christmas!

Suffice it to say that, now that the nation’s 2nd largest city recognizes Movable Tiny Homes as habitable ADU’s, it will go a long way in providing a model for other cities around the country.

Homebuilding Trends: Affordable Housing Shortage Makes Modular, Prefab Homes A Must

Modular Advantage MagazineThe reality, however, is that modular, prefabricated housing can exceed the limitations put upon it by popular conceptions of trailer parks and postwar government housing. Not only are they certainly faster – an important factor in cost, as the cost of land and construction have as much as doubled in some parts of America within the past decade – but also of a higher quality.

Looking toward the expected lifespan of these homes, due to the precision of factory construction and the availability of new materials, some prefab or modular homes have the potential to even outlast traditionally-built, on-site housing.

A far cry from the “prefabs” of the 1950s, modules can be manufactured off-site in factories, in a cutting edge process of designing and building homes that can drive real change in an industry that has seen little change in centuries. Modular manufacturing permits us to get down to a level of detail and robustness that traditional architects, structural engineers and mechanical and electrical engineering consultants do not normally go into.
