Housing Market: A “Silver Tsunami” Of 20+ Million Homes Owned By Baby Boomers Will Flood The Market In Next 20 Years

Currently, 33.9 percent of owner-occupied U.S. homes are owned by residents aged 60 or older, and 55.2 percent by residents aged 50 or older. As these households age and begin vacating housing, that could represent upwards of 20 million homes hitting the market through the mid-2030s.

The massive Baby Boomer generation has already begun aging into retirement, and will begin passing away in large numbers in coming decades – releasing a flood of currently owner-occupied homes that could hit the market. That could help end the last few years’ inventory drought, as well as a more fundamental shortage of homes in certain places.

This Silver Tsunami of homes coming to market could be a good substitute for new home construction, which has been in short supply for the past decade in large part because of difficult-to-overcome challenges faced by builders.

“This situation calls for us to tread lightly through prefab ‘PropTech’ structures that could be packed up and re-erected someplace else,” he told Dezeen. “Someone could also put this unit into their garden and possibly start a little side business for themselves.”

Bali-based architect Alexis Dornier has developed a concept for prefabricated homes that could easily be taken apart and reassembled in a new location.

The design follows the principles of the circular economy, which calls for products and materials to be kept in use as long as possible, for there to be no waste or pollution, and for natural environments to be restored.

Housing Market: Baby Boomers Staying In Homes Longer, Reducing Supply

Some look around at the lack of smaller, less expensive homes and are loath to get into bidding wars with their children’s generation to get one.

Homeowners there are staying more than three years longer than they did in 2010. The inventory of homes for sale in Seattle has declined more than 50% over the last nine years, while home prices have risen more than 80%, according to Redfin.

Americans are staying in their homes much longer than before, creating a logjam of housing inventory off the market that helps explain why home sales have been sputtering.

Homeowners nationwide are remaining in their homes typically 13 years, five years longer than they did in 2010, according to a new analysis by real-estate brokerage Redfin. When owners don’t trade up to a larger home for a growing family or downsize when children leave, it plugs up the market for buyers coming behind them.

Housing Innovations: ICON Builds First Permitted 3D-Printed Homes In Austin, TX

ICON 3D Printed Homes InteriorICON, which uses robotics, software, and advanced materials (including its proprietary “Lavacrete”) to remove numerous barriers in the contemporary building industry, debuted its first 3D printer and the country’s first permitted, 3D-printed home in at SXSW 2018 in Austin.

Community First Village, run by Mobile Loaves and Fishes to provide permanent, personal housing and services for homeless people in Austin, had quite the breakthrough day Monday. Partnering with Austin-based Icon and and Cielo property group, it opened the second phase of its development with a 3D-printed prototype house that will serve as a welcome center for the community. The 500-square-foot building took a total of 27 hours to print.

PHOTO REBECCA STUMPF FOR THE WALL STREET JOURNAL“If you look back in the day to the ’70s and ’80s, there were these guys…raised with this mythology of the West,” said Ken Mirr, a local ranch broker. “It was attachment to something Hollywood produced. Their children aren’t necessarily always as interested in operating the properties. Sometimes the kids just see cows and think ‘What should I do with this?’”

Operating costs vary dramatically, depending on how much infrastructure ranchers have on their land and the level of agricultural activity but can often be millions a year.

Decades ago, a generation of America’s wealthiest, raised on television shows like “Howdy Doody” and “The Lone Ranger,” headed west with dreams of owning some of the country’s most prestigious ranches. Now, as those John Wayne- loving baby boomers age out of the lifestyle or die, they or their children are looking to sell those trophy properties.
